Landlord-tenant transactions may be commercial or residential.  Commercial is the leasing relationship between a landlord and a business tenant.  Residential is the relationship between a landlord and a person or persons using the premises as a dwelling place.  Landlords have different goals and concerns than those of their tenants. Landlords are typically concerned with the prompt payment of rent, maintenance of their property, and disturbance of other tenants.  Their primary interest is how to retake their property and recover their rent if the tenant is not meeting his or her obligations.  Tenants focus upon whether or not the landlord is performing all that is required under the lease and the law and what remedy they may have if the landlord is not in compliance.
